This project is participating in the City of Seattle Living Building Pilot Program and pursuing LEED Gold certification. To achieve these lofty sustainability goals, waste water from showers will be collected, cleaned, and re-used to flush toilets and for irrigation. Project will also utilize heat pump style water heaters, which make it so no fossil fuels are used to heat the water. OWP is responsible for installation of all plumbing systems including the greywater reuse system, heat pump water heaters, re-circulating hot water system, duplex water pressure booster pump with multiple pressure zones.

This unique project in Bellevue is being built on top of an existing parking garage in downtown Bellevue. The top floor of the parking garage will be demolished to make way for a new concrete transfer deck. There will be two, five-story towers added to the top of the garage, with amenity courtyard decks separating the two towers. The south side of the building will be extended towards the street to make room for additional lobby and retail areas.
