The 65th Street Apartments are located just minutes away from the new Link Light Rail tunnel station and are classified as Small Efficiency Dwelling Units, which makes it ideal for student housing. Structure consists of five levels of wood framing over two levels of concrete structure. Building includes a retail space, several amenity areas and generous bike storage. OWP is responsible for design and installation of all plumbing systems, including high-efficiency water heaters and re-circulating hot water system.

2nd & John has five levels of wood framed units over three levels of concrete parking, townhouse style units and amenities. OWP is responsible for design and installation of all plumbing systems including a high-efficiency central hot water heating room and re-circulating hot water system. Manhole rim elevations in the street required that a complicated system of backwater valves be used at the waste piping. The project includes a bioretention planter with flow control to satisfy Seattle stormwater requirements.

Located just off Lake City Way, University Apartments consists of a seven story mid-rise building with two levels of parking garage, and a separate three-story townhouse style building with five units. Four levels of concrete structure and five levels of wood framing make up the mid-rise building. OWP is responsible for design and installation of all plumbing systems including high-efficiency central hot water heating room and re-circulating hot water system. The townhouse units are each equipped with individual high-efficiency gas water heaters.

University Apartments Seattle



Westridge Apartments

This project is the addition of a five-story apartment building within the existing Westridge Apartment community. The building includes spacious one and two bedroom units, all of which are wood framed. OWP is responsible for installation of all plumbing systems, including individual electric water heaters at each unit.

The building has five levels of wood framing over a single level parking garage that includes vehicle stacking lifts and generous bike storage. OWP is responsible for installation of all plumbing waste and water distribution systems only.

Built in the heart of downtown Kirkland, Park Lane features high-end apartments with patios, generous amenity spaces, and several street-level retail areas. The structure consists of three levels of concrete over a mat-slab style foundation, with four levels of wood framing above. OWP is responsible for design and installation of all plumbing systems including a high-efficiency central hot water heating room and re-circulating hot water system.

This project is situated on the border between downtown Bellevue and old-town Vuecrest. The structure consists of five levels of wood framing over two levels of concrete parking garage. The high-end project includes several courtyards, street-level units, units with patios and rooftop amenities. OWP is responsible for design and installation of all plumbing systems including a high-efficiency central hot water heating room on the roof, re-circulating hot water system and duplex water pressure booster pump.

Issaquah Gateway

Building Type: Garden-Style Walkup Community with Mid-Rise Towers & Community Building

Located just south of I-90 as you drive into Issaquah, the Gateway project includes 16 garden-style walkup buildings, two mid-rise towers and one community amenity and leasing building. Each walkup building includes a variation of 10, 15 or 20 units, all of which are three wood-framed levels and have individual water heaters in each unit. The mid-rise towers include 4 levels of wood framing over a concrete garage with central boiler room, with one of the towers situated over a stormwater detention vault. Many of the foundations required pin-pile supports due to the instability of the soil beneath, requiring underground waste systems be hung from the slab above. OWP is responsible for installation of all plumbing and gas systems, as well as design and plumbing of the community building.

Issaquah Gateway



East Union

East Union is located in the heart of the growing Central District and includes a large retail area intended for a future grocery store. A second, smaller retail area and loft-style townhouse units also occupy the first floor. The structure consists of three concrete levels over a mat-slab style foundation and five levels of wood-framing. OWP is responsible for design and installation of all plumbing systems in the apartment building including a high-efficiency central hot water heating room, re-circulating hot water system and duplex water pressure booster pump. A complicated system of sump pumps and bioretention planters was used to satisfy the new Seattle stormwater requirements.

East Union Seattle



Reserve at Lynnwood

Building Type: Senior Living Apartment Building

Reserve is a senior living apartment home within City of Lynnwood. One Way Plumbing is responsible for design and installation of all plumbing systems. Project features a high-efficiency central hot water heating room, re-circulating hot water system, emergency generator, pool and spa, and social, TV, computer and lounge rooms. Five levels of framing over a single level concrete parking garage.

Unfortunately, this project burned down in January 2017 and is currently being reconstructed.
